Action Sought
The City Council is asked select a listing agent for the former fire station at 2nd and Scott Street
and to authorize the appropriate officials to enter into a listing contract with the selected agent.
Background
At its September 18 meeting, the City Council directed staff to begin the process of selling the
former fire station using a commercial real estate agent. A simple Request for Proposals (RFP)
was issued and posted on the City's website. The RFP was also mailed directly to a list of
commercial real estate agents with current listings in commercial areas of the city. Two
responses were received by the deadline:
Randy Kubes, Kubes Realty
Mr. Kubes has been a real estate broker and Shakopee resident since 1986. He has
proposed a 6 -month listing (Dec 1, 2012 — May 31, 2013) and 5% commission.
Bill Wolfson, Coldwell Banker Burnet
Mr. Wolfson is based out of Wayzata and has 18 years of commercial real estate
experience. He seeks a one -year contract and 6% commission.
Additional information regarding each responding agent is attached for the Council's
information. Both have current commercial listing within the city and both would utilize the
Multiple Listing Service (MLS) for the former fire station site.
Relationship to Vision

Requested Action
The Council is asked to direct the appropriate City officials to enter into a listing contract with
the desired agent in order to list for sale the City -owned property located at 334 Second Ave.

Dear Kris,
Thanks for the opportunity to be considered as a Listing Company for the former
Fire Station, located at 334 2nd Avenue W., Shakopee. I've been a real estate
broker and resident of Shakopee since 1986 and in that fact I am very familiar
with the area. I currently have 2 listings that are within blocks of the Fire Station.
One is the former Laurent Building, at 100 Fuller St. which is currently actively
for sale. The other property is 4.5 acres at 529 1 Ave. W., which this last week
we have got under contract and is now marked pending and is scheduled to close
in December of this year. Because of those listings I do have other buyers looking
in the area. We also have several rental buildings in Shakopee that generate leads
for purchases, etc. I would be very interested in listing the Fire Station. I do
believe I would have buyers that I would be immediately showing it to.
The commission rate we charge is 5% and I would be looking at a listing to go
through next year's spring market and that is why I had put May 31, 2013 as an
expiration date on the listing.
