in 1992. This building made of 12" concrete block, is 16 feet high, and has a metal roof
which was purchased from "Lester". The building has no heat, a concrete floor and elctr_
service. It is a rectangular building of 50 x 100 feet. The block which was used to
construct the building is carbon cinder block, which according to Mr. Link is used for
above grade construction only and has a better insulating quality than normal concrete
block. Mr. Link purchased the block from Johnson/Bigler Company for $ .15 each when
normally such material would sell for $1.15 each. This "bargain" price was due to
Johnson/Bigler's bankruptcy situation and the general state of the economy for commercia:
businesses.
My valuation on the property was taken from cost figures listed in Marshall & Swift's
valuation manual for an Average Class "C" concrete block storage building.
These rates listed a figure of $13.90 per square foot for the building or a total of
$69,500.
