Attached is a Quit Claim Deed and Exhibit B conveying the parcel in the southeast quadrant of
future CSAH 21 and Pike Lake Road from the City to the County for Council authorization for
execution.
BACKGROUND:
The City, Scott County and the State of Minnesota entered into an agreement in which the City
obtained Parcel 75, the County takes over the Holmes Street bridge and the City conveys a parcel
in the southeast quadrant of future CSAH 21 and Pike Lake Road for the County to use for storm
water ponding.
The attached Quit Claim Deed has been prepared by WSB & Associates. Inc. and reviewed by
City staff, City Attorney and County staff. Per the three -way agreement, the City is to prepare
the transfer document of this parcel to the County. The City is in the process of recording the
deed for Parcel 75 from the State.
Action requested is to authorize the appropriate City officials to execute the Quit Claim Deed to
the County.
ALTERNATIVES:
1. Authorize the appropriate City officials to execute the attached Quit Claim Deed
conveying of parcel in the southeast quadrant of future CSAH 21 and Pike Lake Road.
2. Do not authorize the Quit Claim Deed to be executed.
3. Table for additional information.
RECOMMENDATION:
Staff recommends Alternative No. 1, as per previous Mn/DOT Agreement No. 95825P.
ACTION REQUESTED:
Authorize the appropriate City officials to execute the attached Quit Claim Deed conveying of
parcel in the southeast quadrant of future CSAH 21 and Pike Lake Road.

DEED TAX DUE DATE:
FOR VALUABLE CONSIDERATION, City of Shakopee, a municipal corporation under the laws of
the state of Minnesota, Grantor, hereby conveys and quit claims to County of Scott, a political
subdivision under the laws of the state of Minnesota, the real property in Scott County, Minnesota, as
depicted on the attached Exhibit A and legally described as follows:
All that part of the Southeast Quarter of the Northwest Quarter of Section 14, Township 115,
Range 22, Scott County, Minnesota described as follows:
Commencing at the Northeast corner of said Southeast Quarter of the Northwest
Quarter; thence South 00 degrees 18 minutes 14 seconds West, assumed bearing
along the east line of said Southeast Quarter of the Northwest Quarter a distance
of 22.06 feet to a southeasterly corner of Parcel 2, Scott County Right of Way Plat
No. 61, according to the record plat thereof, on file in the Office of the County
Recorder, in and for Scott County, Minnesota, said point also being the point of
beginning; thence continuing South 00 degrees 18 minutes 14 seconds West,
along said east line a distance of 644.23 feet; thence southwesterly a distance of
110.13 feet along a nontangential curve concave to the southeast having a radius
of 375.00 feet, a central angle of 16 degrees 49 minutes 38 seconds, and a chord
bearing of South 78 degrees 46 minutes 31 seconds West; thence northwesterly a
distance of 216.07 feet along a nontangential curve concave to the southwest
having a radius of 539.00 feet, a central angle of 22 degrees 58 minutes 08
seconds, and a chord bearing of North 35 degrees 56 minutes 58 seconds West;
thence North 47 degrees 26 minutes 02 seconds West, tangent to last described
curve a distance of 176.23 feet; thence North 41 degrees 49 minutes 30 seconds
West a distance of 72.64 to the easterly corner of Parcel 1, said Scott County
Right of Way Plat No. 61; thence northwesterly a distance of 273.46 feet along
the northeasterly line of said Parcel 1, Scott County Right of Way Plat No. 61, the
same being a tangential curve concave to the northeast having a radius of 845.27
feet, a central angle of 18 degrees 32 minutes 10 seconds to the northerly corner
of said Parcel 1, Scott County Right of Way Plat No. 61; thence easterly a
distance of 573.01 feet along a southerly line of said Parcel 2, Scott County Right

of Way Plat No. 61, the same being a nontangential curve concave to the south
having a radius of 1364.39 feet, a central angle of 24 degrees 03 minutes 47
seconds, and a chord bearing of North 80 degrees 59 minutes 50 seconds East to
said southeasterly corner of Parcel 2, Scott County Right of Way Plat No. 61, the
same being the point of beginning.
