INTRODUCTION & DISCUSSION
The City has received a request from Associated Capital Corporation (ACC) to extend the
approval of the Preliminary Plat of Maple Ridge Estates (please see attached exhibit for
correspondence).
Section 12.1 0, Subd. 2 of the City Code states that "upon request by the developer, the City
Council may extend the approval period for a preliminary or final plat, subject to all
applicable performance conditions and requirements. A request for an extension must be
filed on or before the expiration date of the preliminary or final plat."
The Preliminary Plat of Maple Ridge Estates was approved on September 4,2007. The
approval is set to expire on September 4,2009. The developers are not proposing any
changes to the preliminary plat.
Staff is recommending that the City Council extend the preliminary plat approval for Maple
Ridge Estates for an additional 2 years (until September 4,2011). The 2 year time frame for
extension is consistent with Section 12.10, Subd. 1.
AL TERNATIVES
1. Extend the approval period for the preliminary plat of Maple Ridge Estates by an
additional 2 years (to September 4,2011).
2. Extend the approval period for the preliminary plat of Maple Ridge Estates by another
amount of time.
3. Do not extend the approval period for the preliminary plat of Maple Ridge Estates.
4. Table a decision and request additional information from staff and/or the developer.
STAFF RECOMMENDATION
Staff recommends the extension of the approval period of the preliminary plat for Maple
Ridge Estates by an additional 2 years (Alternative No. I).
ACTION REQUESTED
Offer a motion to extend the approval period of the preliminary plat for Maple Ridge Estates
by an additional 2 years, and move its adoption.

Re: City Plat for Maple Ridge Development
Dear Julie,
Associated Capital Corporation holds the finished plat for the Maple Ridge development
located on the 40 acres just south of the intersection of Marschall Road and County Road
78. This plat was approved by the City of Shakopee on September 4, 2007.
Because of the development slowdown occurring in Shakopee, and Minnesota, ACC does
not plan to start construction of the development before the expiration date of September
4,2009 stated in the City plat approval.
Associated Capital Corporation is asking for an extension to the expiration of that plat for
an additional two years to September 4,2011.
