SUBJECT: Request by Rob Larsen to Allow Concurrent Review of a Preliminary and
Final Plat for a 10-lot Subdivision

INTRODUCTION:
James R. Hill, Inc. on behalf of Rob Larsen has submitted the attached request to allow concurrent
review by the Council of a preliminary and final plat for a lO-lot subdivision (see attached drawing).
DISCUSSION:
The subject property is adjacent on the south to Valley View Road and east of CSAH 17 !Marschall
Road. Council will recall this MUSA was extended to this property in 2002, and it has been guided
for single-family residential use.
The Council has allowed preliminary and final plats to be reviewed concurrently in cases where the
plat itself is likely to be simple and devoid of major issues. This would appear to be such a plat. Of
course, by allowing concurrent review Council is not bound to approve them at the same time should
. .

AL TERNATIVES:
1. Offer and pass a motion allowing Rob Larsen's proposal for preliminary and final plat approval to
be reviewed concurrently, on the condition that Council is not bound to approve them at the same
time.
2. Do not authorize concurrent review.
3. Table the matter for additional information.
STAFF RECOMMENDATION:
Staff recommends alternative No.1.

RE: Boulder Hill Addition
Dear Michael:
On behalf of our client, Rob Larsen, please accept this letter requesting that a Preliminary and
Final Plat be processed concurrently for the Boulder Hill Addition. This plat contains ten single
family lots along the south side of Valley View Road.
We will be making a new application with the goal of being scheduled for the May 22 APe
meeting. Attached is a copy of the Preliminary Plat.
