SUBJECT: Request of Valley Green Business Park to Allow Concurrent Submission
and Review of a Preliminary and Final Plat Application for the Re-platting
of Valley Park Twelfth Addition

INTRODUCTION
Jon Albinson, Project Director for Valley Green Business Park, has requested that the Council
allow the concurrent submission and review of the proposed preliminary and final plat for the re-
platting of Valley Park Twelfth Addition (See attached letter dated May 20,2003). As pointed
out in the letter, the need to plat is occasioned by a change in the City's Code relative to minor
subdivisions. The proposed plat would create a need for any additional public improvements.
ACTION REQUESTED:
Offer and pass a motion allowing the concurrent submission and review of the proposed
preliminary and final plat for the re-platting of Valley Park Twelfth Addition.

Re: Replatting of a Previously Subdivided Parcel in Valley Green Business Park
Dear Michael:
The City recently passed an Ordinance that disallows any future use of Administrative Lot Splits
for subdividing existing Industrial/Commercial parcels of record. Based on our recent
conversation, you informed me that I would have to do a Preliminary / Final Plat for parcels in
Valley Green to subdivide them smaller to accommodate my clients' needs~
We are entering into a contract to sell 2 acres of an existing, previously subdivided 8 acre parcel
along 12th Avenue. Ifwe understand it correctly, we will need to follow the Preliminary and
Final Platting process to provide for the subdivision ofthis lot. We have included a survey that
was previously done for a client with whom a sale was never finalized. This parcel was
previously subdivided in the Valley Park 12th Addition subdivision. This is a simple lot split,
and one in which there are no public improvements that need to be done to accommodate
development of these sites. We are, therefore, requesting, by this letter, permission to submit a
Preliminary and Final Plat in one sequence. Your consideration of our request is greatly
appreciated.
We would like to submit plat documents that can be reviewed by the Planning Commission at
their meeting of August 7. Thank you for your attention to our request.
