HomeMy WebLinkAboutJeff Pumper Report Author: Jeff Pumper Date: 1/8/2009 Re: Meeting with Interstate Companies on July 15 United Properties sent letters to neighbors, on behalf of I-State, inviting them to an informational meeting July 15th. The purpose of the meeting was to present revised plans for a new facility along Shenandoah Drive. I-State built a new sales facility in Inver Grove Heights; this was previously planned for Shakopee in 2006. I-State's new plan is to build a repair and maintenance facility with equipment sales, as well as a Corporate Office (their headquarters). What follows is a brief summary of this meeting. I-State has asked United Properties to help them develop and walk them through the process with the city to build their proposed facility. Dale Glowa, from United Properties facilitated tonight's meeting. Dale con finned that I -State owns all of the land west of Shenandoah and up to Sarazin. Dale also stated that United Properties only role is to help I-State with ''the process".. George Burkards, representing United Properties, also attended tonight's meeting. JetfCaswell, President of I-State, stated that the operation hours of their facility would be 7-3:00 and a "skeleton crew" 3-11 :00, 5 days a week. He stated that there may be occasional late night and weekend work if necessary, but they are not a 24/7. operation. In addition, he stated that they did not typically repair vehicles older than 4 years: 85% of customers have vehicles 4 years or newer. Paul Holmes of Pope Associates presented drawings of the new layout for their proposal. The building positions 1 layout have changed and there will be no doors from the repair facility facing the homeowners on Ash 1 Spruce Street. The people in attendance questioned if the building could be re- evaluated to move the front office towards the homeowners, thereby reducing further noise and congestion. Dale Glowa from United Properties stated that he would have Pope Associated re-evaluate the as drawn proposal. There will also be a substantial buffer of approximately 750 feet from the closest residential property line. Dale Glowa and crew tried to assure the people that there were no plans at this time for the future development, but they did not outright state that no development will occur on the land. They reiterated quite the contrary and stated that when this land is developed, it would be Industrial development by either I-State or someone else. Throughout the presentation, Jeff Pumper questioned Jeff Caswell on his comments of operations and working hours to see if he would agree to any of these items as conditional uses. Jeff Caswell did not want to agree to any of the comments made during the meeting, but reiterated quite a different tone and stated that as with any business he did not want to commit to any conditions. All refuse will be screened on all 4 sides, the screening will be at least 2 feet higher than the refuse container. All exterior dumpsters will be screened from visibility and concealed in an enclosed structure 24 hours a day/7 days a week. Any non-working truck parts shall be stored within the facility.
