Michael Leek, Community Development Director SUBJECT: Text Amendment - Wall Signs for Business Complexes in the Commercial Zones MEETING DATE: November 3, 2008 REVIEW PERIOD: Proposal at the direction of City Council INTRODUCTION: After reviewing a requested variance for signage at the River City Centre, Council directed staff to look at alternatives for text amendments related to business complex signage. Over several meetings, staff reviewed with the Planning Commission, as well as representatives of Suntide Realty, several alternatives. On Thursday, October 23,2008 the Commission recommended the attached alternative to the Council for consideration for adoption. A copy of the October 23rd report is attached for the Council's information. Also, based on direction from the Commission, minor wording changes have been made in the attached draft ordinance. RELATIONSHIP TO CITY GOALS: The proposed action relates to goal D, vibrant, resilient and stable. ALTERNATIVES: 1. Offer and pass Ordinance No. 809 as presented. 2. Offer and pass Ordinance No. 809 with revisions. 3. Do not approve Ordinance No. 809. 4. Michael Leek Community Development Director H:\CC\2008\11-03\08028 Business complex signs CC.doc 1 ORDINANCE NO. 809, FOURTH SERIES AN ORDINANCE OF THE CITY OF SHAKOPEE, MINNESOTA, AMENDING CITY CODE CHAPTER 11 AS IT RELATES TO BUSINESS COMPLEX SIGNS. THE CITY COUNCIL OF THE CITY OF SHAKOPEE, MINNESOTA, ORDAINS: Section 1 - That City Code Sec. 11.70, Subd. 9, Commercial Sign Regulations, is hereby amended by adding new language shown as underlined and text to be removed struck through as follows; A.3. Business Complexes. a. shall be allowed one (1) square foot per linear foot of building \'10.11 on ',vhich the sign is mounted up to a maximum of 125 square feet or up to thirty (30) square feet per tenant, v/hiche'.er is less, eE: for the front of the building; b. shall be allowed one (1) square foot por linear foot of building wall on '..vhich the sign is located up to a maximum of 100 square feet per tenant or up to t\'/entv thirty (30) square feet per tenant, whichever is less, for a side ofthe building other than the front. c. total allowable signage for a business complex is to be calculated using the above requirements. Placement of wall signs for business complexes may be allowed on front and non-front walls at the discretion of the property owners so long as the total amount of signage does not exceed the allowable amount of signage established in a. and b. above. Provisions a. and b. are thus not to be construed to automatically limit each and every tenant to thirty (30) square feet per tenant. The following regulations shall apply to the Highway Business and Major Recreation Zones. AA. Business Complexes. a. shall be allowed two (2) square foot per linear foot of building \vall on which the sign is mounted up to or_a maximum of 200 square feet per tenant, whichever is less, on for the front of the building; b. shall be allowed one (1) square foot per linear foot of building ','10.11 on 'Nhich the sign is located up to or a maximum of 100 square feet per tenant, whichever is less, on for a side of the building other than the front.
