SUBJECT: Replacement of Community Center Entrance Doors (A)
Action Sought
If Council concurs, move to authorize the replacement of the Community Center entrance doors in
the amount not to exceed $20,000.00.
Background
The current accessible main entry doors to the Community Center continue to have mechanical
issues. The mechanical closures are undersized for the doors and have been repeatedly fixed or
replaced by the Facilities Maintenance Department. A quote of$3,560.00 was recently received
to replace both of the door operators with the correct size operator. An additional $650.00 would
also be required in electrical work. The Community Center also has push button handicap
accessible door openers that are costly to maintain due to their frequent use. In addition the
building has settled over time causing the doors to become uneven resulting in closure issues as
well as loss of energy.
Discussion
Due to the high cost to fix and continually maintain these doors, staff disussed door replacement
options. In determining the best remedy to updating the Community Center entrance, automatic
doors were researched. Automatic doors are becoming common in public spaces and are
handicap accessible, energy efficient and contain less small moving parts.
Budget Impact
The 2013 operating budget contains $20,000 under building maintenance for special Community
Center improvement projects. In 2011 and 2012 the $20,000 was allocated to carpet replacement.
The amount in 2013 was not specifically allocated to a particular project however it was
maintained within the budget due to the aging infrastructure of the Community Center and the
need to continue to make updates to the facility.
Two quotes were obtained to replace four sets of entry doors currently at the Community Center
with two bi-part sliding doors. The quotes do not inchide the electrical work or prepping the
opening if needed. The remaining two sets of entry doors will remain and function as an
alternative form of entry and emergency exit when needed. The quotes received included painting
of the doors to match the current entry door trim.
• Stanley $15,220.00 plus electrical and potential carpentry
.Tee Jay North $16,500.00 plus electrical and potential carpentry
The estimated cost to prep the opening and remove the existing doors is $1,800.00. The Stanley
quote did not include the removal of the existing doors and would then be $17,020.00. Tee Jay
North provided a quote of$17,200.00 for them to remove the doors and an independent contractor
would not be required. In addition, Tee Jay North would be able to build the doors to fit the
current opening. Additional wark would be needed to make the opening larger to fit the Stanley
doors or the doors would be mounted to the outside of the current door headers. The electrical
estimate to install the doors is $1,070.00.
Staff is recommending the acceptance of the Tee Jay North proposal that includes two bi-part
sliding doors painted to match the existing doors, and removal of the existing doors by Tee Jay
North in the amount of$17,200.00 plus electrical wark in the estimated amount of$1,070.00,
totaling approximately $18,270.00. The funding for this project will come from the $20,000
allocated in the general operating building maintenance budget.
