SUBJECT: Waiver of Subdivision Criteria: 619 1st Avenue West
MEETING DATE: November 1,2005
INTRODUCTION:
Robert Pich has submitted a request for approval of a waiver of subdivision criteria for 619 1st
Avenue West. The parcel on which Mr. Pich's residence is located is 48' wide by 142' deep
and is zoned B-1, Highway Business Zone. He wishes to purchase the 12' located adjacent to
the east that was originally part ofthis parcel. This would create a 60' wide lot, where 100' is
the minimum lot width in the B-1 Zone. The property would be 8,520 sq. ft. in area
(presently 6,816 sq. ft.), where one acre (43,560 sq. ft.) is the lot minimum in the B-1 Zone.
The requested lot line relocation would not result in this lot meeting the current ordinance
standards for lot width and size; therefore, the request to waive those requirements. If
approved, the request would decrease the level of non-conformity presently associated with .-'
this property.
ALTERNATIVES:
I) Approve the requested waiver of subdivision criteria for lot size and lot width in the B-1
Zone to allow the increase in lot width for the parcel at 619 I st Avenue West from 48 feet
to 60 feet, and lot area from 6,816 square feet to 8,520 square feet.
2) Do not approve the waiver of subdivision criteria.
3) Table the matter for additional information.
ACTION REQUESTED:
Offer and pass a motion consistent with the Council's determination. .~ · L

I would like to ask the City Council to consider waiving the Subdivision criteria
for minimum lot widths for my property at; 619 1st Ave. West.
Currently my lot is 48' wide, with the Adjacent lot being 132' wide. I would like
to purchase 12' from the adjacent lot, giving me a total of60' , when 100' is now
the required minimum.
If approved, I will do a minor Subdivision.
