Sf 1:1KC)1'(=1: TO: Mayor and City Council Mark McNeill,City Administrator FROM: Kris Wilson, Assistant City Administrator DATE: 06/04/2013 SUBJECT: Extension of Real Estate Listing Contract for Former Fire Statioil(F) Action Sought The Council is asked to approve a six-month extension to the real estate listing contract with Kubes Realty,Inc. for the former Fire Station located at 334 2nd Ave. West. Background The City-owned property located at 334 2nd Ave. West has been listed for sale with Kubes Realty since December l, 2012. The initial six-month contract with Kubes Realty expired on May 31, 2013. Over the past six-months,Mr. Kubes has shown the building to numerous potential buyers and brought forward one offer for purchase. Unfortunately,the City and the potential buyer were unable to come to a final agreement and the property remains on the market. Recommendation Given the unique characteristics of the building and the overall commercial real estate market in the area, staff believes that Mr. Kubes is meeting expectations for listing the building and that a contract extension to December 31,2013 is warranted. The extended contract would be under the same terms and conditions as the original listing contract, notably a 5%commission. Relationship to Vision This is a housekeeping item(F). Requested Action If the Council concurs,it is asked to authorize the extension of the real estate listing contract for 334 2nd Ave. West with Kubes Realty,through December 31,2013. Page 1 of 2 CITY OF SHAKOPEE Memorandum TO: Mayor and City Council Mark McNeill, City Administrator FROM: Kris Wilson, Assistant City Administrator SUBJECT: Selection of Listing Agent for Former Fire Station DATE: November 15, 2012 Action Sought The City Council is asked select a listing agent far the former fire station at 2"d and Scott Street and to authorize the appropriate officials to enter into a listing contract with the selected agent. Background At its September 18 meeting, the City Council directed staff to begin the process of selling the former fire station using a commercial real estate agent. A simple Request for Proposals (RFP) was issued and posted on the City's website. The RFP was also mailed directly to a list of commercial real estate agents with current listings in commercial areas of the city. Two responses were received by the deadline: Randy Kubes, Kubes Realty Mr. Kubes has been a real estate broker and Shakopee resident since 1986. He has proposed a 6-month listing(Dec 1, 2012—May 31, 2013) and 5% commission. Bill Wolfson, Coldwell Banker Burnet Mr. Wolfson is based out of Wayzata and has 18 years of commercial real estate experience. He seeks a one-year contract and 6% commission. Additional information regarding each responding agent is attached for the Council's information. Both have current commercial listing within the city and both would utilize the Multiple Listing Service (MLS) for the former fire station site. Relationship to Vision This is a l�ousekeeping item.
